Thisweekend (9th and 10th October) will see the launch onto the market of one of the UKs grandest country estates, Grade I Listed Balls Park, which is being restored and sensitively converted by award-winning restoration and conservation specialist, City & Country Group. Located on the outskirts of Hertford, the famous 17th century mansion, built circa 1648, and the Grade II listed Coach House and Stables, built in 1902, are currently being transformed into 40 breathtaking apartments, which will blend with and enhance the original fabric of the buildings.

From 10am on Saturday, prospective purchasers will have the opportunity to view a the show apartment, visit the new Sales & Marketing Suite, and purchase a unique home in The Stables; the first collection of homes to be released for sale at this exclusive development. Comprising twelve luxury one and two bedroom homes, which will be ready for occupation by Christmas 2010, each home in The Stables will benefit from a combination of period style, original features and elegant contemporary interiors.

Helen Moore, Residential Managing Director at City & Country Group comments: Through our commitment to the preservation and conservation of historic and listed buildings, we have ensured that this magnificent house and estate is being restored to its former glory and beyond. We have carefully retained intricate details bringing together old and new to create stunning homes and a unique living experience for anyone who buys here. There really is nothing else like it.

Helen continues: The Stables is the first part of this incredibly exciting development to launch, and blends classic architecture with contemporary interiors, set in landscaped gardens and parkland. The fact that a significant level of interest has already been shown, even prior to the official launch, is testament to success that we expect to see at Balls Park.

Balls Park is set in 63 acres of picturesque Grade II listed parkland, which features on the English Heritage Register of Historic Parks and Gardens. Each of the homes at The Stables will have access to the private gardens and historic parkland, giving purchasers a rare opportunity to live within an historic country manor without the typical responsibilities of maintaining an estate of its size.

The estate is believed to have been the inspiration for some of Jane Austens novel Pride and Prejudice and has also been used as a location for the films The Young Victoria, Amazing Grace and The Golden Compass, as well as several television series, including Foyles War, The Inspector Linley Mysteries and Bleak House.

Properties in The Stables boast inviting living spaces that are perfect for entertaining. Each property features beautifully restored sash windows, as well as an abundance of other original features. Bespoke kitchens have been designed for each property and include a range of integrated stainless steel appliances, whilst the bathrooms incorporate white sanitaryware and chrome fittings. Throughout the properties, top quality flooring has been provided including 100% wool carpets, porcelain floor tiles and either engineered oak boards or restored original floorboards.

Balls Park is situated in one of the green fingers of Hertford and within the Metropolitan greenbelt. It is an exclusive community, and provides the perfect location with Hertford town centre just a short 10-minute walk away, where there are a variety of shops, restaurants and cafs. Whilst Kings Cross, Moorgate and London Liverpool Street are all accessed easily in under 50 minutes by train from Hertford with two separate train lines.

Prices at The Stables at Balls Park currently start from 237,500 for a one bedroom apartment and 365,000 for a two bedroom apartment. For those keen to find out more about purchasing an exclusive new home in The Stables, the on-site sales suite is open daily between 10am and 5pm.
