HERTFORDSHIRE agent Raine & Co has opened an office in Marbella.

The time is right to link up with the English, maintains Paul Raine who with his wife Elsa launched the agency with an office in Brookmans Park in 1991.

The following year they opened a branch in Potters Bar and two years later they expanded into Hatfield.

The decision to move into the Spanish property market was a consequence of having owned a villa in Puerto Banus for eight years.

With the UK agencys co-proprietors Michael Marsh and Duncan Perry permanently based in Hertfordshire, Paul and Elsa were able to spend an increasing amount of time establishing a presence on the Costa del Sol in preparation for setting up the new venture which opened three months ago.

Although their daughters Ashley, 13 and Zara, 10, go to school in Spain and are now bi-lingual, the family still have a home in Potters Bar and Paul continues to have overall executive control of the Potters Bar agency although it is run on a day to day basis by sales manager Tim Sell.

All of this places the English couple in a vanguard position for selling prime properties on Spains sunshine coast to buyers back home.

Prices much depend on where the properties are, Paul reports. The market has been similar to how it has been in England. Values in some areas have fallen by as much as 30 per cent since the market peaked two years ago but the best villas and apartments in the best areas have maintained their price.

The most exclusive properties go up to well over ten million euros. The largest price bracket of whats available is between 400 euros and a million. There are some good bargains around.

The jewel in the crown of the Spanish tourist industry hasnt lost its lustre. Its not surprising the Costa del Sol continues to attract buyers dreaming of a quality lifestyle.

It has the best winter weather anywhere in Europe, a core off-season population of 250,000 which ensures the glamorous amenities remain open throughout the year and frequent direct flights to all the hotspots in Europe.

Properties generally are priced at levels not imaginable a year ago, says the agent from Potters Bar basking in the winter sun at his new real estate office a chips throw from the casino at Puerto Banus. It certainly appears that the market has touched the bottom. There are now a reasonable number of sales which were absent a few months ago.

The real bargains are getting snapped up quickly but buyers need good market knowledge of comparable sales before committing themselves. An experienced agent will have all his paperwork in order with respect to the property and good negotiating skills. Its an excellent time to purchase here.
